- Lead the identification, evaluation, and acquisition of new sites across key cities and emerging trade zones within KSA.
- Conduct detailed site selection analysis, including visibility, accessibility, traffic patterns, catchment demographics, and competitive mapping.
- Perform commercial feasibility studies and financial modelling to assess projected store performance, return on investment, and payback periods.
- Undertake trade zone and market analysis to identify white spaces, consumer demand clusters, and potential cannibalization risks across existing locations.
- Build location recommendation packs and present strategic expansion proposals to senior leadership.
- Establish strong relationships with developers, landlords, mall operators, brokers, and real estate consultants across the Kingdom.
- Lead all lease negotiations, ensuring commercially competitive rental terms, fit-out periods, renewal options, exit clauses, and landlord contributions are optimized.
- Work closely with operations, finance, legal, and design teams to ensure a seamless transition from site acquisition through to store launch.
- Manage the company's existing property portfolio, ensuring operational continuity and commercial optimization.
- Oversee lease administration, including renewals, rent escalations, expiry tracking, and contractual compliance.
- Maintain strong landlord and developer relationships to support long-term partnerships and issue resolution.
- Monitor occupancy costs and identify opportunities for cost savings, renegotiations, and portfolio optimization.
- Partner with operations teams to resolve property-related issues including maintenance escalations, common area charges, and access matters.
- Support strategic decisions relating to store relocations, closures, refurbishments, and lease restructuring where required.
- Ensure all real estate activities are aligned with local regulations and internal governance processes.
- Bachelor's degree in Real Estate, Business, Property Management, or a related discipline.
- Minimum 6-10 years of relevant experience, ideally within QSR, retail, hospitality, or consumer-facing businesses.
- Demonstrated success in store expansion, site acquisition, feasibility studies, trade zone analysis, and lease negotiations.
- Deep understanding of the Saudi retail landscape, key trade areas, landlord ecosystem, and market dynamics.
- Proven ability to manage multiple projects and store openings simultaneously.
- Strong negotiation, stakeholder management, and commercial decision-making skills.
- Experience managing existing lease portfolios and landlord relationships.
- Arabic language capabilities would be considered advantageous.
